Real estate values are being negatively impacted by the combination of lower property cash flows and increased supply - resulting from lender disposing of assets and banks in receivership (as of March 6, the FDIC had already closed its 18th bank in 2009, in contrast, there was a total of 28 bank closings in 2008).

In the 2009 RSM McGladrey Real Estate Survey, our respondents cited valuation as the biggest concern for financing real estate.
Not surprisingly, real estate values are being negatively impacted by the combination of lower property cash flows - thanks to reduced demand for commercial space - and increased supply - resulting from lenders disposing of assets and banks in receivership (as of March 6, the FDIC had already closed its 18th bank in 2009; in contrast, there were a total of 28 bank closings in 2008).
